DATA CENTERS ARE EATING INDUSTRIAL LAND FASTER THAN WAREHOUSES

Budget 2026 just gave foreign cloud providers a tax holiday until 2047. Google announced a 1GW AI hub in Visakhapatnam for $15 billion. Reliance is building 1GW in Jamnagar. These aren’t server rooms, they’re 50-100 acre industrial campuses.

Here’s the angle everyone’s missing: a 100MW hyperscale data center creates demand for 15-20 acres of adjacent logistics space. Equipment staging, maintenance depots, diesel storage, backup power facilities, cooling infrastructure.

Everyone’s watching the data centers. Nobody’s watching what data centers need: diesel storage, equipment warehouses, maintenance facilities.
